This is how mortgage calculators work on Australian Mortgage Compare: the formulas, the assumptions and the official sources behind every result, and what each calculator leaves out. Every rate you see is an example rate you can change.

A calculator is only as honest as its assumptions. These are ours, written down so you can check them.

Our calculators come first and need no sign-up. Each one shows its working, says what the result means and names its sources.

We do not publish live lender interest rates. Every rate on this site is an example rate, labelled as one, and you can change it.

A result here is not a loan offer, not a pre-approval and not personal advice. Lenders use their own rates, fees and rules, so their figures will differ from ours.

We are not a lender or a mortgage broker, and no lender pays to appear on this site. If a term on this page is unfamiliar, our glossary explains it in plain English.

Same formula, every street

A repayment is worked out the same way in Hobart as in Perth. Stamp duty is not, which is why each state's scale is checked before we show a figure.
